Term dates at a glance

September resets the rhythm of a neighbourhood almost overnight. School gates open again, commuter trains fill back up, and for anyone moving in or settling into a new postcode, this is the week the everyday reality of an area actually shows itself, not at a viewing, but at 8:15 on a Tuesday morning.

Brent's community schools, covering Kensal Rise, went back on Tuesday 1st September. Camden's, covering West Hampstead and most of Kilburn, went back a day later, on Wednesday 2nd September. Both boroughs share the same half-term week: Monday 26th to Friday 30th October 2026.

West Hampstead, our home patch

West Hampstead's biggest practical advantage is its transport interchange: the Jubilee line, London Overground and Thameslink all within a few minutes of each other, which gives a wide radius of options for both the school run and the commute into town. The residential streets just north of the station, including the cluster named after figures from the Iliad, Achilles, Ulysses, Ajax and Agamemnon among them, are some of the most walkable and leafy in the area, a short walk from Kingsgate Primary and the open space at Fortune Green.

Kingsgate Primary, tucked just off West End Lane, is rated Outstanding by Ofsted. Its most recent inspection was in November 2023.

West End Lane covers the daily errands: cafés, independent shops, enough variety that a single supermarket run isn't the only option. It's also where we're based: our office is on Mill Lane, a few minutes from the station, which is why this is the patch we know best, street by street.

Kilburn

Kilburn borders West Hampstead directly, a short walk south down West End Lane, and sits between three separate stations of its own: Kilburn on the Jubilee line, Kilburn Park on the Bakerloo, and Kilburn High Road on the Overground's Mildmay line, which spreads the commuting options wider than the postcode's reputation sometimes suggests.

Kilburn Grange Park is the anchor for family life here: a playground, tennis courts, and enough green space for a real before-school or after-school routine.

Kilburn High Road has changed considerably in recent years, with new openings alongside long-standing independent shops, and it typically represents better value than West Hampstead for comparable space, worth a look if the budget is doing more of the talking than the postcode.

Kensal Rise

A little further south again, around fifteen minutes from West Hampstead by bus, or a short cycle along the back streets, Kensal Rise's own station sits on the Overground's Mildmay line, and Kensal Green, a short walk away, adds Bakerloo line access and the Overground's Lioness line on top. There's more route flexibility here than the area's quieter reputation implies.

Ark Franklin Primary Academy and Princess Frederica C of E Primary are both rated Good by Ofsted (March 2025 and March 2024) and cover primary age in Kensal Rise, with Newman Catholic College and Ark Burlington Danes Academy for secondary.

The Grand Union Canal towpath makes for a genuinely pleasant walking or cycling route away from traffic, and Chamberlayne Road has become one of the better places locally for an independent café or a Saturday morning coffee.

Settling in before the first day

None of this is complicated, but it's the sort of admin that's far easier to handle in the quiet week before term than in the middle of it.

1. Register with a GP and dentist near the new address

   Not urgent on day one, but registration can take a little while to process. Worth starting before you need an appointment, not after.

2. Confirm the admissions position directly with the school

   Camden and Brent both handle in-year admissions separately from the main round, and a change of address partway through term has its own process. The school office is the fastest route to a straight answer.

3. Walk the school run once before the first morning

   Not the drive: the actual walk, at drop-off time, so the school-gate crowd and the road crossings aren't a surprise on day one.

4. Start the Zip Oyster photocard application early

   TfL's under-18 photocards need a passport photo and proof of address, and the application isn't instant. Better sorted in the first week than the week travel actually starts mattering.

5. Check half term against anything already booked

   26th to 30th October across both Camden and Brent this year. Worth a glance before travel plans are locked in.

6. Keep the property paperwork moving in parallel

   Whether it's a letting agent or a solicitor, the property side of a move shouldn't be what's holding up term-time logistics. The earlier it starts, the less it collides with everything else in September.
